Most clients don't really know what they want, other than to sell their house or to buy a new house. The first thing I do with any new client is to come to them with sincerity and curiosity. People don't move for fun - they're not buying a candy bar or making an impulse purchase - they are moving to solve a problem, whether it be not enough space, too much space, seeking better schools, struggling financially, a new marriage, or countless other reasons. When I first meet with clients I dig deep into their motivation to truly understand what their goal is and to get through smokescreens to understand the reasoning behind their goals - once we're aligned on the reasons for their goals, I can tie back to that motivation when we're struggling. Once the relationship has been established, we need to focus. We shouldn't look at houses that don't fit what their new lifestyle will be, we shouldn't look at houses that aren't comparable to the one they are going to sell. With all the real estate portals out there, it's so easy for home buyers and sellers to be distracted by the next new listing... and as soon as we spend time looking at a house that they can't (or shouldn't) buy, we've taken that energy from helping them to accomplish the goals we established when we first met. And most importantly, when we focus on the goal, we are able to achieve it much more quickly, and with much less stress, than they typically realized was possible.
